PRIVATE TENANCIES GUIDANCE AND INFORMATION SERIES; NO 4 – TENANTS RESPONSIBILITIES

As part of our series in Private Tenancies, in this edition we look at the responsibilities of tenants. When you are a landlord or tenant, it is vital that you are aware of your legal rights and obligations.  The law protects both parties and does not permit you to take the law into your own hands regardless of the circumstances.

A tenant is responsible for:

Paying the rent as agreed on time and depending on the tenancy this may the paying of rates;
Paying bills for gas, electricity and telephone, etc. if this was agreed with the landlord;
Keeping the property in a reasonable state of cleanliness and decoration;
Making sure that the tenant, members of their household or visitors do not harass, cause nuisance or annoyance to the occupiers of any neighbouring or adjoining premises;
Complying with the terms of the tenancy agreement;
Making good any damage caused by the tenant, members of their household or visitors;
Making your rent book available for recording payments.
